On the market is this grade 2 listed 5 bedroom character property located in a historic part of Penryn Town. It is currently tenanted by students and has been let successfully out as such for a good number of years (including the 2018/19 academic year as well).

It is offered on a freehold basis as an ongoing concern and would net a potential 6.8% rental yield at the current rental rates to any potential purchaser. The property itself features very good decor throughout with modern fixtures and fittings with many character features still present.

Whether looking to start a portfolio or looking to add to an existing one, this property represents a sound investment with minimal work required and tenants already in place until Summer 2019.

The property itself briefly consists of the following;

Ground Floor:

Hallway: (4.29×1.15M): a well maintained and decorated hallway leading to bedroom 1 and 2 and the inner hallway.

Bedroom 1: (4.08×2.33): A well proportioned bedroom benefiting from character windows, carpeted floor, cottage style decor and radiator.

Bedroom 2: (3.07×4.82): Featuring the original fireplace and cottage windows, this large sized double bedroom oozes character while also offering good sized accommodation and neutral decor with cottage style highlights.

Inner hallway: Connects to the kitchen, utility porch, downstairs shower room, under stairs cupboard and features the staircase to the first floor.

Porch/Utility room: (0,69×1.86): Currently serving as extra appliance space, also connects the house to the courtyard/lower garden.

Shower Room: (1.39×1.69): Installed in 2009, shower room features WC, Sink & Vanity Unit and Shower enclosure, decorated to a modern style.

Kitchen: (3.18×3.10): Installed back in 2009, kitchen featuring built in oven and hob appliances compliments the house style and is in very good condition. Wall mounted radiator and large window space give the kitchen that warm cottage feel while also allowing plenty of light into the room.

Garden Room: (3.7×2.87): Currently being used as a studio space, but previously has been utilised as a dining room/communal living space. Has lovely big windows and is a very light and airy space with views and a doorway onto the courtyard and garden.

Outside space: To the rear of the property accessed via the utility room/conservatory, there is a good sized courtyard area with steps leading up to a terrace with mature shrubs and lawn area.

First Floor:

Landing: Large open landing space that leads onto the Main Bathroom, Bedroom 3, 4 & 5 and towel cupboard.

Bedroom 3: (3.31×3.159): A good sized cottage style double bedroom featuring a large airy window, feature lintel in far wall and carpets.

Bedroom 4: (2.35×3.650): A small double room featuring painted exposed wall, feature fireplace and cottage style windows to the front of the house.

Bedroom 5: (3.52×4.42): A very large and spacious room situated at the front of the house, featuring two sets of windows, sloped roofs and clean neutral decor.

Bathroom: (1.74×2.63): Light and airy bathroom featuring built in shelving, WC, Sink & Vanity Unit and bath with electric shower unit.

General notes: The property is in a good decorative state throughout and aside from the kitchens and bathroom, is carpeted throughout and tiled everywhere else. Heating is provided by the mains supplied G.S.H system and has radiators throughout.

We expect the property to generate a lot of interest, so please contact the office to arrange viewings. Please note that because it is tenanted, we will require 24 hours notice to be given to tenants prior to viewing.

Please ensure you are aware of your contract start date.

On the day your contract starts you should come to our office to sign the contracts and collect your keys to the property. This should be between 10.00am and 5.00pm.At this time we will require your first rental payment. Rental during the months of July, August and September (where applicable) may be paid monthly on the 1st of the month. Thereafter rental payments should be made quarterly in advance on 1st October, 1st January and 1st April. Payments may be made by bank transfer (details of our account are as stated on the letter to your guarantor), debit card payment, cheque or cash. Please note that it is not our policy to post or issue keys on your behalf as all contracts must be signed by the tenant on the day of key issue. Student tenants are exempt from paying council tax but in order to qualify an exemption certificate must be provided to the council tax office if required. If you are a first year student you will not be exempt until your course actually starts and should therefore be aware that you will be liable for council tax from when your contract starts until the start of your course.
